Q. Can I live in Mexico and purchase property in Houston?
A. Yes, and after the purchase we can manage the property for your benefit.

Q. Do foreign national investors pay taxes on profits and appreciation in the U.S.?
A. They pay income taxes and capital gains taxes. Our accountants will advise each investor on what their tax exposure is.

Q. How much does V3 charge for its realty advisor services?
A. From search for a specified property to closing V3 charges the investor client up to 1% of the purchase price for property purchases of more than $1,000,000. The cost for repairs, appraisals, inspections, financing, insurance, attorneys and accountants is not included in the 1% fee.

For listing, marketing and selling client owned real estate V3 charges 6% to 8% for property sales of more than $1,000,000, including the co-broker fee for the Buyer’s Agent. The cost for advertising, repairs, appraisals, inspections, seller financing expenses, insurance, attorneys and accountants is not included.

Q. How much does V3 charge to manage investor properties?
A.  The charge varies depending on whether the property is an office building, retail center or multi-family buildings. On average the annual Management Fee is 4% of the annual gross income paid monthly plus administrative expenses, payroll and other expenses.

Q. How long does it usually take to find, contract, “due dilligence”, finance and close on an investment property?
A. On average about six months.
